Crossroads was Riverbank's big leap: planned in the 1990s, annexed in 1997, and built out at speed in the early 2000s by a consortium of five production builders, ultimately adding around 5,000 residents next to the Crossroads shopping center at Oakdale and Claribel roads. Production speed meant standardized builder-grade furnaces and condensers, most of which are now 20-plus years old and either already replaced once or overdue for the conversation.
These are stucco-and-tile homes with vented attics and flex-duct systems that have baked through two decades of Central Valley summers. The neighborhood also sits hard against active orchards and row crops, so August-to-October harvest dust loads filters and condenser coils exactly when systems are working hardest. Replacement plans here should always include a duct test and a realistic filtration strategy, not just a new box outside.

MID's own service-area description includes parts of Riverbank, and MID electric customers can claim the 2026 Home Rebate Catalog amounts: $350 to $600 on qualifying central ACs, $450 to $700 on central heat pumps, and $350 per indoor head on ductless heat pumps, with a C-20 contractor, CEE-listed equipment, permit copy, and paid invoice required. Streets served by PG&E get no direct market-rate HVAC rebate in 2026.
Either way, the statewide picture is the same for everyone: One honest note on the big statewide programs: TECH Clean California single-family heat pump incentives closed to new reservations on November 14, 2025, HEEHRA income-qualified rebates were declared fully reserved statewide on February 24, 2026 (waitlist only), and the federal 25C tax credit expired December 31, 2025. Do you serve Crossroads West too?
Yes. The newer Crossroads West homes going in west of Oakdale Road are inside our regular Riverbank service area. Newer systems still need correct commissioning, warranty-preserving maintenance, and harvest-season filter care in this location.
