How do you cool a 1920s bungalow that has no ductwork?
The College Area is Modesto's original showpiece neighborhood. Graceada Park opened in 1907, designed by John McLaren of Golden Gate Park fame, and the surrounding Wisecarver Addition became the city's first true subdivision in 1908. The streets around Sycamore and Magnolia filled through the 1920s and 30s with craftsman bungalows, airplane bungalows, mission revival, and storybook cottages, many still on their original floor plans, a short walk from the 1883 McHenry Mansion downtown.
Beautiful, but mechanically stubborn: no duct chases, shallow attics or none at all, plaster-and-lath walls you do not want to carve up, and electrical services that in many homes are still 100 amps or less, sometimes with legacy wiring. The right playbook is usually a multi-zone ductless heat pump with heads placed to preserve sight lines, or a compact ducted system where an attic allows it, with an electrician lined up when panel capacity is the real constraint. Undersized electrical panels
Many College Area homes still run 100-amp or smaller services. A 240-volt heat pump conversion needs a load check first, and sometimes a panel upgrade. We flag it during the estimate so the electrical work is planned, not discovered.
Window units and portable ACs
Plenty of these bungalows still limp through 100F Julys on window units that are loud, inefficient, and unkind to historic facades. A right-sized ductless system cools better on MID's lower rates and removes the seasonal window-unit ritual entirely.
What HVAC rebates does MID pay Modesto homeowners in 2026?
Modesto Irrigation District's 2026 Home Rebate Catalog pays real money on qualifying installs: $350 to $600 per central air conditioner (Tier 1 at 15.2 SEER2, Tier 2 at 16.0 SEER2), $450 to $700 per central heat pump (Tier 2 requires a 17.0 SEER2 split system), and $350 per indoor head on ductless mini-split heat pumps, up to four heads per household. An ENERGY STAR smart thermostat adds $25, and MID's Power Smart program adds a one-time $50 bill credit plus $20 every year you stay enrolled.
The paperwork matters: MID requires installation by a C-20 licensed contractor in good standing, a CEE-listed unit with a current AHRI certificate, a copy of the city or county permit, and the paid contractor invoice. Limit two AC or heat pump rebates per household, maximum five tons per unit. We handle that package on qualifying Jones installs. One honest note on the big statewide programs: TECH Clean California single-family heat pump incentives closed to new reservations on November 14, 2025, HEEHRA income-qualified rebates were declared fully reserved statewide on February 24, 2026 (waitlist only), and the federal 25C tax credit expired December 31, 2025. Anyone quoting you those dollars today is selling with stale numbers.
